Results from the Special Meeting 10/15/20108
We are happy to announce that we reached our goal in passing the special assessment and choosing a Company to install our new Fence on Stewart Road. Professional Grade Fence will be retained to complete this project. The assessment letter were mailed out 10/17/2018.
Special Association Meeting
This meeting will be on Monday, October 15, 2018. The reason for this meeting is to vote on a special assessment to repair the fence on Stewart Road. A Limited Proxy form was included for homeowners who are unable to attend this meeting. In order to proceed with this project, a quorum of 120 votes is needed.
New Fence Estimates 9/5/2018
The process to vote on a special assessment to replace the fence on Stewart Road has to start from the beginning. This requires a new meeting and a quorum of 2/3 (120) votes. A letter will be mailed out with the date and time for this meeting in hopes of moving forward with this project. Attached below are the new estimates for your review.

The Estimates for repairing the fence will be available for your review before the meeting. In light of the time restraints, copies have been posted below. Note that most of the estimates were obtained over 6 months ago, and the contractors may not honor their quotes. Secure Fence and Rail has agreed to honor their estimates.

Special Association Meeting
A special meeting is set for July 17, 2018. The reason for this meeting is to vote on a special assessment to repair the fence on Stewart Road. A Limited Proxy form was included for homeowners who are unable to attend this meeting.
Stormwater Retention Pond
A letter dated June 5, 2018 was included in a mailout to all homeowners concerning the issue on the pond. The letter can now be downloaded.
Addressing issues on the Retention Pond
The Board of Directors have been working on addressing concerns and complaints. On April 3, 2018 we sent a letter to homeowners with specific interest. The letter is now posted for all members of the association.
The Board meets the second Tuesday of each month at 6:30 PM. The location for the meeting is 1537 Clover Circle.
In addition, the meeting Agenda will be published at least three days prior to the Board meeting. If you are unable to attend the Board meeting, and you would like to comment on an Agenda item, please send your comments to meadowcovehoa@gmail no later than 2:00pm on the day of the meeting.
Board meetings are open to the public and all members of the association are welcomed. Meeting agendas and minutes can be viewed and downloaded from the document page.
Documents were researched and downloaded concerning Storm Water Maintenance from the Public Records of Brevard County. This agreement outlines the agreement between the City of Melbourne and Meadow Cove.
This document answers the question about the maintenance of the common area surrounding the pond (Exhibit "A").
In part it reads:
1. Meadow Cove agrees that it will at their expense perpetually maintain as open space and as a portion of the common areas and pursuant to the authority granted to it by the Declaration of Covenants and Restrictions of Meadow Cove Subdivision that storm water retention areas and storm water structure and pipes contained within the subdivision legally described in Exhibit "A" attached hereto and made a part hereof.
